There is a thing known as a pocket listing, which is when a seller wants to quietly put their home on the market by not listing it on the MLS. This limits access to the listing to other real estate agents, which is often done to see what kind of interest the home gets and what people like and don't like about the home before its formally listed. By working with a real estate agent, you will have access to these pocket listings and be able to see homes before they are publicly listed for sale. 

They Help Negotiate The Sales Price

When you do find a home you like, a real estate agent is going to help you negotiate with the seller to determine the final price of the home. By working with an agent with experience, you'll hopefully avoid overpaying for a home and use a good strategy to get the seller to come down in price.
